The City of Shelbyville is experiencing unprecedented momentum in residential development, posting dramatic gains in new housing construction and attracting record levels of investment that are reshaping the community’s economy and regional standing.
From 2016 through 2020, Shelbyville averaged just under 40 new single-family home permits annually. That figure has more than doubled since 2021, averaging nearly 90 new homes per year, with several months of prime construction to go.
The scale of this expansion is also evident in overall residential investment. During 2016–2020, the value of new residential construction averaged $6.4 million annually, accounting for 15.6% of total construction activity. In the period 2021–2025, residential investments skyrocketed to an average of $38.6 million annually, representing 56.3% of all construction activity in the city.
